Project Design

You have an idea! We will work with you hand in hand to turn that idea in your head into a reality. Our in-house engineers and architects will work with you collaboratively in a consultation session to create a concept sketch of your idea. Once the idea is put onto paper, we will help you find the best location to build if you don’t already have a parcel of land picked out.

Permits and Approvals

Once the concept is finalized and the parcel of land has been acquired, we will begin obtaining the necessary approvals with the local jurisdiction. To obtain the necessary permits and approvals as quickly as possible, our teams collaborate with the governing public entity and perform multiple QA and QC checks in excruciating detail to avoid any delays due to permitting.

Integration – On-site Work

Modments differs from traditional construction methods by being able to build on-site and off-site simultaneously. The On-site work consists mainly of grading, setting a foundation, and plumbing/electrical. Using the tried-and-true practices of traditional construction, your idea begins to take shape.

Integration – Centralized Building

While the On-Site work is occurring, we begin fabrication of the structures in our Houston-based production facility. This allows us to turn traditionally sequential construction activities into parallel, simultaneous operations. In addition to this time savings, we can build with increased precision, absent of weather conditions, and with less waste than traditional on-site construction.

TIME BENEFITS OF MODULAR

The biggest benefit of modular, and resultant cost savings, is based upon the time it takes a modular building to be fully completed and ready for occupancy.  A 2-year site-built project cycle can often be reduced by 30 – 50% if built modularly, providing a 6+ month added period to occupy and generate revenue that otherwise would be a construction site.

Fabrication of modules can be done in parallel with site and foundation work, providing added time savings.

There is no lost production time due to inclement weather or the seasonality of building, because everything is constructed indoors.

Built in Quality Control/Quality Assurance programs are a required part of modular production facilities. It is much easier to track and measure labor and materials in modular than on a site-built project. Production flow and capacity can be measured and adjusted in a very quick and controlled manner. Both unproductive labor and material waste can be significantly minimized through organization, and waste can typically be reduced by more than 50% in modular. The average 2000 sf site-built house generates more than 8000 lbs. of waste!

Our workforce solutions offer camps and villages that can include housing, kitchen and dining, recreation, laundry, and additional restroom and shower facilities for up to thousands of workers.

OUR ETHOS

Modments was founded with the goal of providing high quality, exceptionally-designed, right-sized, and right-priced modern homes to anyone. By fabricating homes, we seek to compress costs and production times. The key to building wealth begins with homeownership, and this is our goal.

One of our key initiatives is to end veteran homelessness. We believe that the men and women who serve our country on the front lines should come back and have a place to call their own. Our company provides several housing assistance programs specifically designed for veterans to make this a reality.

Modments is headquartered in one of the fastest growing metropolitan areas in the country—Houston, Texas. We are focused to find and unlock efficiencies from traditional construction practices. Most importantly, we want to use these skills on ambitious goals to make a positive impact on our world.
